We work on commission — a percentage of the sale's gross proceeds, set out in a written agreement before any work begins. The consultation is free, and there are no upfront fees. The exact commission depends on the size and scope of the sale, and you'll know it before you sign anything.
Most engagements run two to four weeks from consultation to sale days: sorting and pricing take the bulk of it, the sale itself typically runs two to three days, and settlement follows within the window stated in your agreement. Tight deadlines come up often in this work — tell us yours at the consultation and we'll say honestly whether we can meet it.
They come out first, before anything is priced. We set aside photos, documents, letters, and anything the family identifies as meaningful, and check with you on anything that looks personal before it goes on a sale table. Nothing with sentimental weight gets sold by accident on our watch.
That's decided in your agreement, before the sale. Common routes are donation pickup, family taking items back, or removal as part of a cleanout. We coordinate whichever you choose so the property ends up empty and broom-clean.
Please don't. Items families assume are worthless — old tools, ranch gear, kitchenware, paperwork-era ephemera — regularly turn out to be the things buyers want. Let us see everything as it sits; the consultation is free and we'll sort value from discard with you.
Often, yes. Titled vehicles, implements, shop tools, tack, and outbuilding contents come up constantly in basin-country estates, and we price them from comparable regional sales. Items that legally require specialized handling are excluded, and we'll identify those during the walk-through and discuss proper channels.
Yes — it's common. We handle consultation, agreement, sale, and settlement communication by phone and email, with written updates as the work proceeds. Many of our processes were designed with distant executors and family members in mind.
No. We run sales on commission, which keeps our interest aligned with yours: the better the sale does, the better we both do. An outright buyout puts the buyer and seller on opposite sides of the price, and we don't work that way.
After the sale, you receive the net proceeds together with an itemized statement showing what sold and for how much, within the settlement window written into your agreement.
Call anyway — the consultation is free. If a full sale wouldn't pay for itself, we'll say so and talk through lighter options, like a curated partial sale or a donation-first cleanout. We'd rather point you the right direction than sell you the wrong service.
