What we can take off your plate

Every property is different, but the work breaks down into a handful of services. Most families use two or three of them together.

Full Household Estate Sales

Our core service: a complete, professionally run sale in the home. We sort, research, price, stage, advertise, and staff a multi-day sale, then settle with an itemized accounting. Suited to estates being settled by family, executors, and attorneys.

Downsizing & Moving Sales

When the move is the goal — a smaller home, a move closer to kids, a transition into assisted living — we sell the furniture, tools, and household goods that aren't going, on your timeline, so moving day stays manageable.

Ranch & Farm Household Sales

Ranch properties come with shops, barns, tack, implements, and decades of accumulated gear. We organize outbuildings alongside the house so buyers can find — and pay fairly for — what's there.

Lake Property Sales

Second homes and lake properties around the Klamath Basin and Lake County often sit full of furniture and gear the family no longer needs. We run sales timed to the season and the local buyer traffic.

Partial & Curated Sales

Not every situation is a whole house. If the family is keeping most things and selling a defined set — a collection, a workshop, a garage full of tools — we can structure a smaller, focused sale.

Cleanout & Donation Coordination

When the sale ends, we coordinate donation pickup for suitable remaining items and arrange removal of the rest, so the property is left empty, broom-clean, and ready to list, rent, or hand over keys.

Standards

Included in every engagement

  • A written agreement stating the commission and terms before any work begins
  • Keepsakes and personal papers set aside for the family before pricing starts
  • Research-based pricing — we check what comparable items actually sell for
  • Advertising across the channels local buyers actually watch
  • Staffed sale days with secure handling of cash and card payments
  • An itemized settlement statement — what sold, for how much
  • Respect for the property: doors locked, floors protected, neighbors considered
  • Straight answers if a sale isn't the right fit for your situation

Not sure which service fits?

That's what the free consultation is for. Walk us through the property and the situation, and we'll recommend a plan in plain terms — including if the honest answer is a different route entirely.
