No mystery, no pressure. Here is the sequence every Basin & Range engagement follows, so you know exactly what happens and when.
We visit the property, walk it with you, and talk through the situation — timeline, goals, and concerns. You get honest expectations, not a pitch.
If we're a fit, everything goes in writing: the commission, the sale dates, what's included, and when you'll be paid. No work starts until you've read and signed it.
Family keepsakes, photos, documents, and anything with sentimental weight come out first and are set aside for you. Only then do we sort what sells.
Each item is priced from what comparable pieces actually bring in this region — furniture, tools, ranch gear, collectibles — then staged so buyers can see and shop it properly.
We advertise to local buyers, staff the sale days, manage the crowd, and handle all payments securely. You don't need to be present — many families prefer not to be.
You receive an itemized statement of what sold and the net proceeds within the timeframe in your agreement. Remaining items go to donation or removal, per your instructions, leaving the property broom-clean.
Most sales take two to four weeks from consultation to sale days, depending on the size of the household and how full the calendar is. Downsizing sales tied to a move can often move faster. We'll give you a realistic schedule at the consultation — and if your deadline can't be met honestly, we'll say so up front.
We work on commission — a percentage of the sale's gross, agreed in writing before anything begins. There are no upfront fees for the consultation. If an estate is small enough that a sale wouldn't pay for itself, we'll tell you that too, and talk through alternatives like a curated partial sale or a donation-first cleanout.
Free, unhurried, and with no obligation. Tell us about the property and we'll come take a look.
